What Is A Preventive Maintenance Program?
The Preventive Maintenance Programs are the best way of assuring your heating and cooling needs will be met. By subscribing to one of these programs, a trained technician will come to your home or business during the designated season and maintain your equipment. As a Preventive Maintenance subscriber, you will receive many benefits, including waiving of a customary "Show Up" charge for emergency break down service, reduced pricing on parts, advanced notice of seasonal specials and priority queuing for service dispatching. Experience has clearly shown that Preventive Maintenance adds to the life expectancy of equipment.

Here are some examples of the service that is offered with a Preventative Maintenance Contract:


Air Conditioner: (performed in the Spring)
1. Check pressures and temperatures.
2. Check thermostat and safety controls.
3. Check condenser coil and clean, if needed.
4. Check air filter and change, if needed.
5. Check blower and condenser fan motors and bearings. Lubricate as required.
6. Check fan blade for cracks and balance.
7. Check amperage and voltages.
8. Check electrical contacts for loose wiring connections and burnt contacts.
9. Check discharge air temperatures.
10. Check condensate drain pan and line for proper drainage.
11. Check evaporator coil and clean, if needed.


Heat Pump: (performed in the Spring and Fall)
1. Check unit in cooling in the Spring and heating cycle in the Fall.
2. Check pressures and temperatures.
3. Check condenser coil and clean, if needed.
4. Check air filter and change, if needed. (Materials supplied by owner)
5. Check blower and condenser fan motors and bearings. Lubricate as required.
6. Check fan blade for cracks and balance.
7. Check amperage and voltages.
8. Check electrical contacts for loose wiring connections and burnt contacts.
9. Check heat pump thermostat.
10. Check electric heat for proper operation (Fall only)
11. Check discharge air temperatures.
12. Check condensate drain pan and line for proper drainage.
13. Check evaporator coil and clean, if needed.


Gas Hot Water Boiler: (performed in the Fall)
1. Vacuum clean boiler and breeching.
2. Clean burner and orifices.
3. Clean and check pilot, thermocouple and/or spark pilot.
4. Clean chimney base for dirt or obstructions. Clean as required. Report any unusual conditions (i.e. fallen bricks, etc.)
5. Check gas valves and gas train for closure and external gas leakage.
6. Check circulator motors, bearings, and couplers. Lubricate as required.
7. Test fire and adjust burner as required.
8. Verify that all safety and operating controls are working properly.
9. Check pressure on boiler through firing range and drain or check expansion tank and auto fill as required.

Gas Steam Boiler: (performed in the Fall)
1. Vacuum clean boiler and breeching.
2. Clean burner and orifices.
3. Clean and check pilot, thermocouple and/or spark pilot.
4. Clean chimney base for dirt or obstructions. Clean as required. Report any unusual conditions (i.e. fallen bricks, etc.)
5. Check gas valves and gas train for closure and external gas leakage.
6. Clean or replace gauge glass as required.
7. Flush down boiler and low water cutoffs as required. Verify cutoff operations.
8. Pull apart and check or clean all gauge and control siphons and associated piping.
9. Test fire and adjust burner as required.
10. Verify that all safety and operating controls are working properly.
11. Check system traps, air valves, vents, and strainers for proper operation. Report any additional problems.
12. Check condensate pumps, floats, and traps, if applicable, and auto fill, if required.


Gas Hot Air Furnace: (performed in the Fall)
1. Check flue pipe and base of chimney for blockage.
2. Adjust and check thermostat.
3. Check fan and limit control.
4. Check blowers and motors.
5. Check belt and adjust tension.
6. Check and set igniter cap.
7. Check draft over fire.
8. Check combustion.
9. Check gas pressure.
10. Check orifices.
11. Check out complete furnace cycle.
12. Check all safety controls.


Oil Hot Water Boiler: (performed in the Fall)
1. Vacuum clean boiler and breeching.
2. Clean chimney base for dirt or obstructions. Clean as required. Report any unusual conditions (i.e. fallen bricks, etc.)
3. Clean jet line, electrodes and burner. Lubricate as required.
4. Replace oil filter cartridge as required.
5. Replace nozzle as required.
6. Check circulator motors, bearings, and couplers.
7. Check ignition transmitter.
8. Test fire and adjust burner as required.
9. Verify that all safety and operating controls are working properly.
10. Check pressure on boiler through firing range and drain or check expansion tank and auto fill as required.


Oil Steam Boiler: (performed in the Fall)
1. Vacuum clean boiler and breeching.
2. Clean chimney base for dirt or obstructions. Clean as required. Report any unusual conditions (i.e. fallen bricks, etc.)
3. Clean jet line, electrodes and burner. Lubricate as required.

3. Clean or replace nozzle if required.
4. Replace oil filter cartridge, if required.
5. Grease and oil motors, where applicable.
6. Check oil pump pressures.
7. Check ignition transformer.
8. Check and adjust fire.
9. Check thermostat and safety controls.


Miscellaneous Items: (These items can be purchased in addition to any of the preventive maintenance programs listed above.)
1. Check hot water heater.
2. Clean and check electronic air cleaner.
3. Clean and check humidifier.
